*Job Description for a Building Automation & Control Technician:* Performs all aspects of C-7 Low Voltage Class II, 100VA power limited installation, service, support, troubleshooting, diagnostics, upgrades, maintenance, modifications, programming, graphics, commissioning and retro-commissioning associated with a Direct Digital Control (DDC) Building Automation and Control System and Integrated Automation (IA).
Includes the installation, programming, commissioning of computer based Direct Digital Control (DDC) systems for commercial and industrial Building Automation Systems (BAS) and low voltage Energy Management Control Systems (EMCS).
These systems typically include instrumentation and temperature controls energy equipment such as heating, ventilating and air-conditioning (HVAC) systems, heat pumps, boilers, air handlers, variable air volume and mixing boxes, chillers, and related equipment, lighting control, security and access control, irrigation, and fire alarm monitoring only (*not fire-life safety*), water leak detection.
The technician shall apply knowledge of various building trades, such as electrical, mechanical, Telecommunications and Information Systems networks, to computer based control systems and building automation and environmental control energy equipment.
Reads plans and specifications and is responsible for compliance.
Reads diagrams, and schematics detailing computer control installation requirements and interface with or replacement of existing environmental energy equipment design and layout.
May include assembly, mounting and installation of UL listed 508A Open Industrial control panels which house programmable Direct Digital Control (DDC) modules, relays, transformers, modems, computer hardware, and all associated pneumatic transducers, electric and electronic control systems, transducers, power supplies, conditioners, and other related devices necessary for control, monitoring and servicing a complete integrated and interoperable Building Automation System.
Coordinates with Third Party manufacturers for product interface programming and commissioning utilizing BACnet and LON Works technologies.
Includes the installation of C-7 low voltage class 2, 100VA power limited wire, network communication cable, conduit and support systems utilizing and interpreting HVAC mechanical flow and control diagrams and electrical wiring diagrams, telecommunications and IS network topology schematics and/or blueprints.
Includes the installation, repair and/or replacement, maintenance and calibration of all temperature, humidity, enthalpy, dew point, pressure, pneumatic and current sensors and /or transducers, duct smoke detectors, valve and damper actuators.
Terminates all conduit and wiring between equipment, control panels and these field installed devices.
Utilizes all hand tools such as wire strippers, screwdrivers, ratchet sets, conduit benders, etc.
and power tools necessary such as cordless drills, power drills and hammer drills, etc.
to install the Building Automation System.
Performs start-up, testing, calibration, commissioning, trouble-shooting, service, maintenance of BAS, DDC and/or EMCS systems.
Utilizes voltmeters, oscilloscopes, data cable wire testing tools, Fiber Optic testing tools, network software diagnostics such as Wireshark, logic analyzers, with laptop computers.
Assists certified independent Test, Adjust, and Balance (TAB) contractor and/or Third Party Commissioning Agent with final testing as applicable, adjusting and balancing of mechanical systems as they relate to the Building Automation System.
Secures all documentation, test reports with parameters necessary to service and maintain a Facility Wide system.
Primary area of work includes Ventura County.
Secondary area of work includes Santa Barbara County, Monterey County, San Luis Obispo County and Northern LA County to include Malibu, Calabasas, and Santa Clarita Valley.
Must be willing to travel out of town and be prepared to spend up to one week at a time in contractor provided lodging arrangements.
Work includes Private, State and Federal Prevailing Wage work on commercial and military installations.
Department of Defense worksites requires that our employees be a US Citizen able to pass federal background checks, State school Livescan checks, initial and unannounced drug testing, and a physical.
Minimum 4 years’ experience Low Voltage electrical work installation, maintenance, service.
Job Type: Full-time Pay: From $20.
