Apartment Manager- 70 Unit Senior Community (Fillmore)

Senior Apartment Community seeks and Onsite Apartment Manager for a 70-unit complex in Fillmore.
Responsibilities and Duties included but not limited to: • Professionally oversee the leasing and day-to-day operational management of the community.
• Provide excellent customer service to residents and prospective residents.
• Handle all aspects of the leasing process, including screening applicants, touring prospective tenants, and completing tenant Rental Agreements and move-ins.
• Oversee collection of all rents, keep thorough documentation, and serve legal notices when required.
• Complete move-out inspections for vacant apartments.
Hire and oversee all contractors and cleaning for each vacancy.
• Manage tenant maintenance requests and oversee vendor repairs.
• Maintain the general premises and grounds in a clean, orderly, and safe condition.
The grounds are to be cleared of litter and garbage daily.
• Enforce rules and regulations of the complex.
Post corrective notices when necessary.
Report any resident problems to supervisor.
• Respond to all tenant requests and complaints in a timely and professional manner.
• Complete annual inspections of all apartments.
Checking smoke/carbon detectors and deferred maintenance.
• Handle after hours emergencies including; maintenance emergencies, noise and lease violations.
• Unlock and lock common doors and the beginning and end of each day.
• Water plants and common landscaping as needed.
• Applicant must be 55+ and must live on-site.
QUALIFICATIONS: Applicant must live on-site.
The position comes with a complementary one-bedroom apartment.
