$1,700 Looking for someone to take over master bedroom (Wells/Foothill)

Master Bedroom with private bath.
Three bedroom house with easy parking, washer & dryer and full kitchen.
My cousin and I reside in the other two bedrooms with a small dog.
(All male) We both have full time jobs and like to go out so the house is pretty quiet.
Sometimes we stay home and bbq or have a fire.
The room is currently furnished with a tv, bed frame and small dresser but can be removed if wanted.
Smoking/drinking is okay.
A well behaved dog/ cat may be considered.
